Source-checked development profile

A courtyard house shaped around shade, water and privacy.

Mono Champaca is a Pru Jampa villa development supplied by The Attitude Club / Brown Starling Co., Ltd. The developer's brochure describes a Japanese-influenced design language using framed views, light and shadow, natural textures and the transition between interior rooms, terrace, garden and pool.

The supplied master plan shows a low-rise estate of individual plots, internal roads and a central park-and-pond area. The current sales sheet covers 3- and 4-bedroom villas; it should be read as a dated commercial snapshot, not a statement of live stock.

Useful buyer guide

Questions to answer before paying the reservation.

This is a practical enquiry checklist, not legal or tax advice. The right answers depend on the buyer, plot and contract.

01

Which plot and legal structure?

Request the current title document, cadastral plan, permit set and seller entity for the exact plot. Ask an independent Thai lawyer to explain the ownership or lease structure and the THB 1m “freehold land” option.

02

Ready, under construction or off-plan?

“READY” appears only beside F1, F2 and F4 on the dated price sheet. For any other plot, verify construction status, handover date, inspection rights, delay remedies and how stage payments are certified.

03

What exactly is included?

Reconcile the brochure, floor plan, finish schedule, show villa and sales contract. Confirm appliances, built-ins, loose furniture, pool equipment, planting, boundary treatments, meters and snagging obligations.

04

How will the location work weekly?

The brochure estimates 13 minutes to the airport and Nai Thon, 17 to Boat Avenue and Porto de Phuket, and 20 to Bang Tao and Layan. Test those trips at school-run and evening traffic times.

05

What continues after handover?

Ask for the estate rules, budget, reserve policy, owner voting rights, utility billing, maintenance scope and insurance. Price pool, garden and villa care using current quotes rather than the 2025 service sheet.

06

What is the exit plan?

Check transfer restrictions, lease assignment terms, resale process, management obligations and realistic comparable transactions. Treat projected rent or capital growth as a scenario, never a guaranteed return.
