Concrete red flags are easier to act on than vague caution. A usable handover should include photos or video, meter readings, and a room-by-room inventory that both sides can point to at move-out.

Agents are useful in Phuket because they compress time. They can line up viewings, translate friction, and show you inventory faster than trying to build the whole search from Facebook scraps and stale listings. That is valuable, especially if you have just landed and do not know the island well yet.
What agents do not do is carry responsibility for your reading comprehension. Their job is to get the rental moving. Your job is to decide whether the area, building, contract and price actually fit your life. A good agent helps. A careless renter still gets themselves into the wrong lease. Remember that many agents are effectively representing the landlord side of the transaction, even when they are helpful to you operationally.
Use agents for access and speed. Use your own judgement for the final yes. If something feels rushed, it probably is. Phuket has inventory. The world does not end because you walked away from one unit with a decent sofa.

The biggest mistake is signing in the wrong area because the property looked nice on a ten-minute viewing. A beautiful unit that turns every school run, coworking day or grocery trip into a trek is still the wrong unit. Phuket punishes lazy geography.
The second mistake is reading only the rent figure and ignoring the operating terms. Marked-up electricity, surprise cleaning deductions, poor inventory records and vague repair wording will do more damage over a year than saving a little on the headline price.
The third mistake is committing too fast after landing. People arrive in Phuket, feel temporary stress, and decide the solution is to lock themselves into the first acceptable thing they see. The better answer is usually to buy yourself a little time and make a calmer choice.
The best first lease for most new arrivals
If you already know the area well, a 12-month lease often gives you the cleanest rate. If you do not know the area, the smartest move is usually to test first, then commit. That might mean a short initial stay in the zone you think you want, followed by the longer lease once you know the drive times, noise, flood risk, parking reality and whether the neighbourhood actually suits your daily life.
